Service Standards

Service Standards -Our Promise to You

In consideration of the Owner(s) entering into a full service Management Contract for your property and paying the relevant fees, No Nonsense Rentals Limited undertakes to provide a level of service to the following standards.  We also guarantee our services.

1. Act promptly to find a tenant

When assuming management of a vacant property, or when we have to be notified that a tenant is to vacate, we will promptly commence a letting programme to ensure a suitable new tenant is found and any loss of rental, due to vacancy, is minimized.

2. Undertake a comprehensive marketing programme

We undertake to use our full marketing resources to attract the largest number of prospective Tenants. We will circulate details of your property:

  • to our current database of tenants seeking properties;
  • on our No Nonsense Rentals website;
  • on Trade Me;
  • on our Facebook page;
  • where practicable, we will also place a sign on the property.

3. Thoroughly check applicants

We will conduct thorough checks on tenant applicants to the full extent permitted by law including Veda (previously Baycorp Credit Agency), previous Landlords, Employer or any other suitable references to ensure that to the best of our knowledge the information supplied to us is correct and the Tenant will fulfil their obligations set out in the Tenancy Agreement.

4. Efficient bond management

We will ensure prompt and efficient collection, management and disbursement of rental bonds fully complying with the requirements of the Residential Tenancies Act.

5. Promptly lodge funds and report to you

We will transfer all funds due to you, to the credit of your nominated account, by the 2nd working day of the month following collection and at the same time post or email to you a comprehensive statement showing full details of the transactions for the month.

6. Property outgoings

We will pay all outgoings you have asked us to pay on your behalf on time, subject to the availability of funds.

7. Maintain the property

We will advise you of any major maintenance necessary to ensure your property achieves a full market rental and promptly carry out any other urgent or routine maintenance using only reliable tradespeople who have demonstrated their ability to complete the work professionally and cost effectively. We will also recommend improvements which will facilitate the prompt letting of the property when it is vacant.

8. Management of arrears

We will identify any non-payment of rental and take prompt action to recover any arrears in accordance with the requirements of the Residential Tenancies Act. We will pursue the rent arrears with the maximum speed and pressure the law will allow.

9. Undertake regular inspections

We will inspect your property when it is vacated, and every 4 months thereafter, to ensure your property is being maintained to a satisfactory standard.

10. Keep you informed

We will keep you fully informed through our monthly statements and other communications on the status of your account, the progress of any letting assignment and the condition of your property following every inspection.

11. Privacy

All personal information will be held in the strictest confidence and will not be released to any third party without written authorisation, or as required by law.

12. Act in your best interests


We will act at all times in your best interests with the highest standards of honesty, integrity and professional practice and fully comply with all relevant regulations and the Code of Ethics of the REINZ.
